Types of Exteriors
Commercial properties can be made up of several different materials but maintenance cleanings will provide a pristine apperance and ensure longevity before repairs need to be made. Exterior Insulation Finishing Systems (EIFS) are composite non-load bearing exterior walls to aid in insulation and create a water-resistant barrier. Aluminum panels are another material used in commercial construction that we commonly come across that is prone to oxidation and mildew growth if roof drainige systems are not working properly. Other common materials are brick and cinder blocks due to their durability and maintence requirements.

Types of Staining
- Organic growth - Algae, Mildew and Lichen buildup.
- typically green or black in color
- caused by damp conditions with lack of direct sunlight
- Carbon Build-up - Deposits from combustion engines
- Dusty gray / black appearance
- caused from vehicle traffic close to building
- Oxidation - Top layer of paint is weaken by UV rays
- Chalky appearance / Wipes off when touched
- Rust - Orange / Red in Color
- caused from iron being exposed to oxygen and moisture
- typically found near electrical boxes / HVAC units
Cleaning Process for Particular Stains
Blue Water Power Washing is a proud member of the PWNA (Power Washers of North America) and trains their technicians to recognize different substrates and staining to know how to properly remedy any concerns. When presented with an unfamiliar staining, we go through a testing process of using least aggresive to more agressive chemicals to aid in the cleaning process.
- Organic Growth
- Depending on the substrate and level of growth a low concentration of cleaner is to be used in conjunction with low pressure (2,000psi or less) to achieve a clean and sanatized surface. This is becoming more commonly known as Soft Washing.
- Carbon Build-Up
- This tends to happen to aluminum and EIFS buildings close to busy roadways. The carbon fumes from exhaust adhere to the substrate and over time start to cause a dusty, blacken appearance. A degreaser is used in conjunction with pressure to help remove build-up
- Oxidation
- This can eithier be on the surface of the substrate or commonly when painted aluminum is above brick and runs down onto the brick and embedds into the pores. Pressure alone does not clean and requires an acid to etch the top layer and hot water is used to help remove.
- Rust
- Can cause unsightly staining when on light colored substrates (white, yellow, gray). We use acids to help break down the chemical reaction and hot water pressure to clean off the rust staining to restore the surface.
